We’ve noticed that some homeowners and realtors in St. Louis decide that a dated house is not worth staging. I’m sure it happens everywhere, not just the greater St. Louis area we serve, but deciding not to stage leaves money on the table and it’s almost certain that price cuts and sitting on the market is eminent.
Dated houses must be staged.
Why?
Because the magic of staging helps the universal buyer look past the less desirable aspects of a property. When you stage a dated house, you are proving potential. People can look past strange colored carpet, brown cabinets that need to be refinished, linoleum floors, even duck wallpaper.
They can look past those things because a seasoned stager can bring in the right furniture and decor and lighting to give life.
I remember being asked to visit a house that “needed help.” When I arrived, I saw that the main living room had very bright rust colored carpet. The actual bones of the room, vaulted ceilings and big windows, were beautiful. But all you could see when you first walked in was that rust colored carpet.
I honestly wasn’t sure how to go about it, but after thinking through it for a while, I decided that the best plan of action was to lighten things up. Neutral, monochromatic rug, couch, accent chairs, soft lighting, complemtary decor, and art to draw the eye upward; it all brought an airy feeling. The rust carpet became a non-issue.
What happened? You can probably guess. The house sold quickly and for over asking. The homeowners and the realtor were thrilled with the results.
